HVAC SEO in London means operating in a market of around 4,100 competing firms where boiler repair searches run several times higher in January than in July, heat pump installations are climbing fast on the back of the £7,500 Boiler Upgrade Scheme, and Map Packs resolve at borough level. Here is what the London market looks like from the search side, and how we get heating and cooling firms ranked in it.
No commitment. One firm per area. We'll be in touch shortly.

The boiler repair peak. Enquiry data shows demand highest in January and December, several times the summer level.
London sits inside the UK's plumbing, heating and air conditioning installation industry, which IBISWorld counts at more than 45,000 businesses in 2026. Company data puts roughly 4,100 actively trading HVAC firms registered in London alone, the densest concentration in the country. It is a fragmented market of small firms, which is exactly the kind of market where search visibility separates the busy from the quiet.
Demand is still boiler-led. Around 86% of English households use gas-fired heating, and roughly a quarter of homes are running a heating system more than 12 years old, which is a standing replacement pipeline for any firm that can get in front of the searches. "Boiler repair", "boiler installation", "new boiler cost", and "heating engineer near me" are the money keywords in every London borough.
The transition is real, though. UK heat pump sales reached over 125,000 units in 2025, up 27% on the year, with government policy targeting more than 450,000 installations a year by 2030 and the Boiler Upgrade Scheme putting £7,500 towards each eligible installation. Heat pump keywords are where boiler keywords were fifteen years ago: lower volume, far lower competition, and compounding fast.
London heating demand is the mirror image of a US cooling market. Boiler repair enquiries sit at their lowest through the summer, start climbing when heating systems come back on in autumn, and peak in December and January. Industry enquiry data puts January and December at the top of the year, and searches for "boiler repair near me" can run five to six times higher in January than in July. London itself accounts for a disproportionate share of national boiler repair enquiries.
The strategic consequence is the same one we give US contractors, with the calendar flipped: rankings must be in place before the peak. SEO movement takes 3 to 6 months, so a campaign started in spring or early summer enters October holding positions, right as the first cold snap sends every neglected boiler into fault codes. Starting in November means ramping up through the exact weeks the phone should have been ringing.
Summer is not dead time. It is when boiler replacement content earns its keep — homeowners replace on their own schedule when the heating is off — when heat pump and air conditioning pages build authority, and when the review pipeline gets ahead of the winter competition. Our HVAC search demand by season report maps the full UK demand curve month by month.
Map Packs in London resolve at borough and neighbourhood level. A firm in Croydon is not competing with one in Barnet, and a campaign has to be built around the areas you actually cover.
Flats, conversions, and landlords dominate. Demand skews to boiler swaps in tight spaces, landlord gas safety certificates, and rapid-response repair. Competition is heavy and proximity matters: firms based outside the centre struggle to crack central Map Packs without genuine coverage there.
Semi-detached and terraced housing stock with ageing systems. This is where the replacement pipeline is richest, and where borough-level location pages (Bromley, Enfield, Kingston, Romford) win packs that central-London firms cannot reach on proximity.
Heat pump searches are far less contested than boiler terms, and the buyers researching them read more before choosing an installer. Firms with MCS certification that publish real installation content are winning these enquiries with a fraction of the authority a boiler keyword demands.
Still a small share of homes, but every heatwave produces enquiry spikes, and the commercial and landlord segment is steady. For firms that install AC, a dedicated page competes in a much shallower pool than any heating keyword. Our air conditioning SEO page covers this side in detail.
London's HVAC search market does not behave like any other UK city, and it does not behave like a US metro of similar size. Understanding the structural differences is what separates a campaign that gains positions quickly from one that stalls at page two for months.
London's Map Pack results are tighter geographically than almost any other UK city because the density of competing engineers is so high. A firm based in Islington showing up for a search in Lewisham faces a proximity disadvantage that cannot be overcome with content or reviews alone. The solution is not to try to rank from a single location across a 600-square-mile city — it is to decide which postcode districts your physical location can realistically win, build service-area pages for each of those districts specifically, and earn reviews from customers in those areas. Contractors who try to rank across all of London from a single Holloway Road address will spend their campaign budget fighting a signal they cannot change. Those who map their realistic service footprint first and build content within it see positions move within the first three months.
London has the highest proportion of private rented accommodation of any UK region, which creates a B2B search segment that is largely ignored by most HVAC contractors. Landlords and letting agencies search very differently from homeowners: they search for "HVAC maintenance contract London", "boiler servicing for landlords", "commercial gas contract South London", and "annual boiler inspection certificate". These are not high-volume terms, but they convert into multi-property service contracts with annual value that individual residential jobs cannot match. A dedicated landing page for landlord and lettings clients, built on a firm's existing domain authority, competes in a much thinner field than any residential keyword and can rank in weeks rather than months.
London's concentration of offices, restaurants, hotels, and retail units creates a commercial HVAC segment that is growing as businesses invest in air conditioning for environments where temperature comfort has become a talent retention and customer experience consideration. Commercial searches tend to be lower in volume but longer in purchase cycle: "commercial air conditioning installation London", "HVAC maintenance contract for office London", "VRF system installation London". Firms that have case study pages and sector-specific landing pages for commercial clients rank in a shallower competitive pool and win enquiries that convert into contracts several times more valuable than residential jobs.
London customers leave reviews on a different spread of platforms compared to the rest of the UK. Google reviews are essential everywhere, but in London, Trustpilot and Which? Trusted Traders carry more weight per review than in regional cities, because London consumers are more likely to cross-reference before committing. Checkatrade and Rated People usage is also higher in London than the national average. A review programme that only optimises for Google will leave trust signals on the table that London customers specifically look for before booking a heating or air conditioning engineer.
London heating search is trust-gated in a way most US HVAC markets are not. A homeowner searching "boiler repair Hackney" or "heat pump installer Wimbledon" is about to let someone into their home to work on a gas appliance or a system that costs thousands of pounds. Gas Safe registration is not just a legal requirement — it is the primary trust signal that determines whether someone picks up the phone. A Google Business Profile that does not mention Gas Safe, a website that buries it in the footer, and a service page that does not name the engineer's registration number all lose conversion that better-presented competitors take.
For firms pursuing heat pump work, MCS certification is the equivalent. Without it, a firm cannot be involved in a Boiler Upgrade Scheme installation — which means missing the £7,500 government subsidy that is currently the single biggest driver of heat pump enquiries. MCS-certified firms that publish this clearly on their site, including the certificate number and the eligible product list, are capturing enquiries that uncertified competitors cannot close even if they outrank them.
Manufacturer accreditations also carry SEO weight that most firms underutilise. Worcester Bosch Accredited Installer, Baxi Assurance, and Vaillant Advanced Installer programmes all maintain directories that link back to the member firm's website. These are high-quality, topically relevant links that most accreditation holders have not claimed, because they do not think of their accreditation as an SEO asset. We do.
The same principle applies to Trustpilot, Checkatrade, and Which? Trusted Trader profiles. UK homeowners use these platforms differently from US homeowners using Yelp or Angi — there is a higher intent to verify before booking. Consistent five-star ratings on multiple platforms, with responses from the business owner, raise conversion across every channel simultaneously. We build review systems around UK platforms and UK timing, not US patterns.

The machinery is the same stack behind all our campaigns: local SEO and Google Business Profile optimisation to take Map Pack positions, technical fixes so Google can crawl and trust the site, borough-level location pages, a review system your engineers run from the van, and links from trade and local sources to hold positions once won. The full breakdown is on our HVAC SEO services page.
The London adjustments: the keyword map is built around UK vocabulary — boiler, heating engineer, Gas Safe, combi swap — rather than US HVAC terms; the content calendar is planned backwards from the winter peak; heat pump and Boiler Upgrade Scheme content is built ahead of the demand curve; and trust signals that matter to UK homeowners — Gas Safe registration, MCS certification, manufacturer accreditations — are made visible to both Google and the visitor.
